Changing the Renovation Game with Reality Capture /changing-the-renovation-game-with-reality-capture/ Wed, 10 Apr 2024 19:48:51 +0000 /?p=7899 The post Changing the Renovation Game with Reality Capture appeared first on 太子探花.

Hospital systems continually upgrade, modernize, and renovate space to accommodate new diagnostic and treatment modalities with goals of improving patient care and maintaining a competitive advantage in the marketplace. Over time, multiple renovations with different use profiles can lead to incomplete documentation of as-built conditions. If unforeseen conditions arise, conflicts between structural members and building systems can cause delays, necessitate redesign, and increase equipment downtime, potentially impacting both patient care and hospital revenue.

While taking old systems off-line and bringing new ones on-line will always involve shutdowns, there are solutions that can help project teams avoid unnecessary rework. Reality Capture technology, part of a suite of Virtual Design and Construction tools, helps a project team document existing conditions in real time and space. Visual information gleaned from the process provides data for discussion and problem-solving with speedier decision-making. The result: fewer schedule overruns and less downtime for hospital operations.

W. M. Jordan Company used Reality Capture to improve team dynamics, issue resolution, and operational performance of the OR Modernization Project at Children鈥檚 Hospital of the King鈥檚 Daughters in Norfolk, Virginia. Upgrading four operating rooms in an active hospital, the project faced challenges in the first phase, leading to a six-month duration for one space. Reality Capture transformed subsequent phases, allowing the team to complete three more ORs in six months.

The project was fully designed and procured via a Select List Bid prequalification and price process, resulting in a Stipulated Sum construction contract. Construction was phased, with much of the work taking place at night.

The project began with replacement of OR #4. The space above ceiling contains structural, MEP, and fire suppression systems, but the specifics weren鈥檛 known until the hard drywall ceiling came down. A prefabricated Operating Room ceiling system containing all hookups for air, medical gases and lights is designed to be lifted into place, along with new structural steel to support the Operating Room lights–all within a small space with extremely tight tolerances. Due to unforeseen above-ceiling conditions, the unit didn鈥檛 fit in the available space, causing redesign, rework, and hospital equipment downtime. All work on OR #4 took place at night, when communication is limited, information transfer between trade partners is more difficult, and scheduling deliveries is more difficult.

Understanding the cost implications to the project, CHKD urged the project team to expedite. Adopting a new approach, the construction team worked day and night, supported by W. M. Jordan Company鈥檚 Virtual Design and Construction department. For the next phase involving OR #5, laser scans captured existing conditions, leading to a detailed BIM model. The team performed 3D coordination and identified conflicts in advance, minimizing shutdowns to two for the sprinkler system. This process was repeated for OR #6 and OR #11.

Changing the game with Reality Capture technology streamlined communication and improved trust among team members, resulting in a two-thirds reduction in the schedule for each OR Replacement. The technology facilitated visualization of complex space requirements, fostering collaboration and efficient conflict resolution across disciplines.

When Morgan Holcomb first joined W. M. Jordan Company in mid-2022, construction was completely new to her.

鈥淭here was so much to learn when I first started,鈥 said Holcomb. 鈥淚t has been a whirlwind year and a half so far, but I have had some amazing people supporting me along the way and helping me grow as a construction professional.鈥

Born and raised in Piedmont, South Carolina, Morgan graduated from Anderson University with a degree in graphic design in 2016. After graduating, Morgan put her degree to good use, working as a design artist for a local commercial sign company. Morgan then moved into a local economic development role where she connected with WMJ and eventually joined our marketing team, becoming our first marketing coordinator in our Greenville, South Carolina office.

鈥淚t has been awesome to have such a supportive team here in Greenville,鈥 said Morgan.聽 鈥淚n addition to everyone on the team here that has welcomed me with open arms, it has been amazing to work with so many strong women on W. M. Jordan鈥檚 marketing team!鈥

Holcomb credits W. M. Jordan鈥檚 Director of Marketing, Jennifer Johnson, with her growth as a construction and marketing professional since she joined.

鈥淚 have to give a huge shoutout to Jennifer Johnson. She is such an amazing mentor and really cares about me not as just an employee but as a person too.鈥

Now that she has some experience under her belt in the construction industry, Morgan has a unique perspective on what motivates her to continue to improve.

鈥淚 am a super competitive person,鈥 said Morgan. 鈥淭his may sound odd, but I love the fact that my job is to show off how great of a company W. M. Jordan is. We compete against other firms to win business, so you always must be on your A Game.鈥

Morgan has noticed that more and more women are finding roles in the construction industry, something that she loves to see.

鈥淚 have noticed since I started here that working with women in various roles of construction is more and more the norm than the exception,鈥 she said. 鈥淲e recently attended Clemson鈥檚 construction career fair where it was amazing to see the amount of women looking to enter the construction workforce!鈥

We look forward to seeing Morgan鈥檚 continued growth as a construction professional and key member of W. M. Jordan鈥檚 South Carolina team!

Lifelong learning has always been a core value of W. M. Jordan Company. Our Learning and Development Department (L & D) is tasked with ensuring our employees have resources they need to continue to grow both professionally and personally. 聽Learning and Development Coordinator, Logan Forrest works to make sure our team鈥檚 training and certifications are up to date while also working with outside organizations to teach our employees life skills like budgeting, financial planning, and communication skills.

Logan joined W. M. Jordan Company in 2019 as an assistant to former Vice President of L & D, Claire McCleery. After two years of working in L& D, Logan expanded her construction knowledge by working as a Project Administrator for our team at the Newport News Shipyard, where she worked until Claire鈥檚 retirement.

鈥淚 enjoyed working at the shipyard and got to learn a lot more about the construction process,鈥 said Logan. 鈥淲hen Claire retired, I had the unique opportunity to return to where I started at W. M. Jordan and help continue Claire鈥檚 vision for our Learning and Development Department.鈥

Logan has enjoyed getting experience in both field operations and the behind-the-scenes operations that keep W. M. Jordan running smoothly.

鈥淚 have a lot of appreciation for what all goes into a successful project,鈥 said Logan. 鈥淏eing in the field and the office, I got to see the huge amount of teamwork that goes into our projects.

From operations and the project team to estimating, accounting and even marketing, it is very cool to see how many people it takes to bring a job to life.鈥

In addition to Claire鈥檚 mentorship and guidance, Logan also gives credit to W. M. Jordan鈥檚 Employee Engagement Manager, Sydney Galoozis, as being an inspiration for women across the company.

鈥淪ydney has done an amazing job of making an impact at W. M. Jordan at a young age. She is someone I look up to and am inspired by.鈥

Logan is excited to continue W. M. Jordan鈥檚 tradition of Learning and Development excellence while also helping the program keep pace with the company鈥檚 growth.

鈥淥bviously we want to continue all of the great programs that Claire has set up to help our employees,鈥 said Logan, 鈥渂ut we are also looking forward to Learning and Development evolving alongside W. M. Jordan as we continue to expand.鈥

W. M. Jordan Project Manager Austin Tempest has always had a love for construction and South Carolina. With our expansion into Charleston, South Carolina in 2022, Austin has been a key project team member in the area.

A native of South Carolina and a graduate of Virginia Tech, Austin has always been involved in construction, even since he was a kid.

鈥淎s a kid I loved skateboarding and ended up designing and building my own skateboard ramps. Before you knew it, ramps I had built were popping up all over my neighborhood,鈥 said Tempest.

Building skate ramps quickly turned into a passion for carpentry which led Austin to work doing siding and trim for a residential construction firm while he was in high school.

After Austin鈥檚 internship with W. M. Jordan, he joined us full time, where he spent the next eight years working in our Newport News office. While in Newport News, Austin gained valuable experience working on projects like the Norfolk Hilton Hotel and several Virginia Health Services projects.

Austin and his wife, whose family is from the Charleston area, had always planned to make the move to South Carolina at some point. In 2018 our office in Wilmington, North Carolina began expanding its footprint into the Charleston area, giving Austin and his wife the perfect opportunity to move closer to home while staying in the W. M. Jordan family.

Over the next four years Austin worked on successful projects like Portside at Grande Dunes, , and . With Charleston continuing to grow, establishing an office in the city made sense as a next step in W. M. Jordan鈥檚 expansion, which lead to establishing W. M. Jordan鈥檚 Charleston, South Carolina office in the Spring of 2023.

鈥淚n addition to project management, coming to Charleston has allowed me to grow more as a construction professional. Getting to bring the W. M. Jordan culture to Charleston while helping grow our office with people that will give our clients in South Carolina the best experience possible has been a great learning experience for me,鈥 said Tempest. 鈥淚鈥檝e learned more about business development and what it takes to bring work into a new office. It is an aspect of construction I have come to enjoy quite a bit. In my opinion construction is the most complex team sport out there.鈥

Austin currently serves as the Vice President on the Charleston Contractors Association and is a founding member of the Mid-Atlantic Blue Beam User Group.

鈥淭he most exciting thing for me about construction is seeing all the new ideas and innovations that are being brought to the table,鈥 said Austin. 鈥淓ach day is different, and I believe the sky is the limit for W. M. Jordan鈥檚 future in Charleston and the Carolinas.鈥

St. Luke and Odd Fellows Hall stands as one of the last remaining pieces of New Town, an African American neighborhood in Blacksburg, Virginia that existed from the late 19th century until the mid-1960鈥檚.聽 The Hall existed as a social center for African Americans in the Blacksburg area from its construction in 1905 through the end of segregation.

In 2004, the Hall was donated to the town of Blacksburg, under the condition that the Hall be restored and dedicated as a part of the town鈥檚 museum. In 2005, The Odd Fellows Hall was placed on the Virginia Landmarks Register and the National Register of Historic Places. Today, St. Luke and Odd Fellows Hall stands as a museum of African American Culture, showing the exhibit 鈥楩rom Civil War to Civil Rights鈥, chronicling the lives of African Americans throughout the years.

W. M. Jordan Construction and Real Estate Development鈥檚 recently completed Gilbert Place was constructed on land adjacent to St. Luke and Odd Fellows Hall. Our teams worked with the Town of Blacksburg to help preserve the historic site, conducting a shadow study to ensure that the building would not overshadow the Hall while also creating a memorandum of understanding with the cultural and historic foundation. W. M. Jordan Company also facilitated a land swap of equal square footage between The Virginia Tech Foundation the Town of Blacksburg, which helped provide additional green space for the historic site. Our team also re-did all the sidewalks leading to St. Lukes and Oddfellows Hall to make them ADA Compliant, while also landscaping, sodding, and irrigating all the lawns surrounding the Hall. To show our appreciation for the cultural significance of St. Lukes, a tribute to the Hall was constructed in the lobby of Gilbert Place.
